A well-maintained brick colonial-style home prepared for a pre-listing inspection

A closer look.
A useful answer.

A pre-listing inspection gives you an independent look at your home's visible condition before showings, helping you understand what may need attention and plan next steps. It is not a pass-or-fail verdict or a promise that every hidden issue will be found.

Royal Home Inspections uses the same residential inspection approach for sellers as for other clients. Derek schedules one home inspection per day, typically spending three to four hours on site with five hours reserved. Clients may join a walkthrough near the end. A photo-rich digital report explains findings clearly and arrives the same day in most cases.

More time to make informed choices

Documented conditions can help you decide what to address or monitor and prepare for buyer questions. Repair and disclosure decisions remain yours and your professional advisers'.

Room for careful attention

With one home inspection scheduled daily, Derek has time for a methodical review. A typical visit takes three to four hours, with five hours reserved.

Findings you can review and discuss

Photos and written explanations help you revisit observations. A personal walkthrough gives you time to ask questions, without pressure to add services.

What we look at.
And what it tells you.

Exterior and roof

The inspection reviews accessible roof and drainage components, exterior surfaces, windows, doors, decks, steps, and visible foundation conditions. Roof access depends on safety.

Structure and moisture indicators

Accessible foundation, basement, crawlspace, and attic areas are evaluated. Thermal imaging and moisture meters help assess moisture indicators as inspection tools, not standalone inspections.

Major home systems

Visible, accessible electrical, plumbing, heating, and cooling components are reviewed. Safely accessible outlets, switches, windows, and doors are checked. If gas service is present, accessible exposed gas joints are evaluated with a gas detector.

A clear, limited-scope evaluation

This is a visual, non-invasive review of accessible components, not destructive investigation. Concealed or inaccessible conditions may not be identified.
