RESIDENTIAL POOL INSPECTIONS
Look beyond the waterline before you buy
Get a careful, visual pool assessment in Greater Charlotte and Lake Norman, with clear reporting on accessible safety, structure and equipment concerns.

A closer look.
A useful answer.
A pool’s surfaces, safety features, plumbing and equipment merit a closer look before a purchase. Royal Home Inspections provides residential pool inspections across Greater Charlotte and Lake Norman, including Mooresville, Huntersville, Cornelius, Davidson, Denver and Statesville. The inspection helps buyers and homeowners understand observable conditions and decide what questions or follow-up may be appropriate.
Lead inspector Derek schedules one home inspection per day. A typical home inspection takes three to four hours, with five hours reserved; most detailed, photo-rich reports arrive the same day. Clients may join a walkthrough. Royal is licensed in North Carolina (#6010), carries Errors & Omissions and General Liability insurance, and takes a buyer-first, no-pressure approach. Call or text (980) 412-5959 or email royal1homeinspections@gmail.com, Monday–Sunday, 7 a.m.–8 p.m.
See the details that matter
Visible surfaces, barriers and accessible equipment such as pumps, filters, heaters, lighting and plumbing are reviewed. Photo-rich findings explain observations and where follow-up may be useful.
Time to inspect without rushing
Derek reserves five hours and schedules one home per day. The typical three-to-four-hour home inspection leaves time for a client walkthrough and questions about the findings.
Guidance without a sales pitch
With more than 100 five-star reviews, Royal emphasizes buyer education. If a pool specialist should take a closer look, the report explains why; an inspection cannot uncover every hidden condition or prevent future repairs.
What we look at.
And what it tells you.
Surfaces and surroundings
Visible finish, tiles, coping, steps and nearby walking surfaces are reviewed for damage. This does not determine structural integrity or guarantee the pool is leak-free.
Barriers and accessible safety features
Fencing, gates, latches, visible drain covers, suction fittings, ladders and covers are observed where accessible. This is not a code-compliance certification or complete safety assessment.
Equipment and operation
Visible pumps, filters, heaters, piping, electrical components, bonding and lighting are considered. Normal controls may be used when conditions allow; shut-down or unsafe equipment may not be tested.
A visual, non-destructive review
Only visible, safely accessible components are evaluated. The inspection does not dismantle equipment, open underground systems, test water chemistry or investigate concealed plumbing or structure. Specialist follow-up may be recommended.
Does a pool inspection confirm code compliance or guarantee safety?
No. It reports observable concerns, but is not a municipal or code inspection, a complete safety determination, or a guarantee against defects or future problems.
Will you test every pool component?
No. Only visible, safely accessible components are reviewed. Weather, missing utilities or shut-down equipment can limit operation, and limitations are noted.
Can I attend and ask questions?
Yes. Clients may join a walkthrough and discuss findings with Derek. Call or text (980) 412-5959 or email royal1homeinspections@gmail.com to ask about scheduling.
One home a day. Your full attention.
