Finished construction. A fresh perspective before closing.

Before the Final Walkthrough

A finished new home can look move-in ready while details still deserve a careful, independent review. Royal Home Inspections provides new-construction inspections for buyers of substantially completed homes before the final walkthrough or closing. This is a pre-closing look at the home as it stands that day—not the earlier pre-drywall review of exposed framing and rough-in systems. Derek Ciraulo, North Carolina home inspector license #6010, serves Greater Charlotte and Lake Norman, including Mooresville, Huntersville, Cornelius, Davidson, Denver, and Statesville.

The visit focuses on readily visible, safely accessible installed components and on systems that can be operated under normal controls when utilities and site conditions allow. That can include the finished interior and exterior, roofing, electrical, plumbing, heating and cooling, and built-in appliances as applicable. Coordinate the appointment with the builder so the home is accessible and water, electricity, and applicable gas service are on before the inspection.

Royal schedules one home inspection per day, giving Derek time to work methodically rather than rush between appointments. Clients are welcome to join a walkthrough and discuss what was observed. Most photo-rich digital reports are delivered the same day, giving buyers a clear record to review and use in a conversation with their builder before closing.

A buyer-focused look at the finished home

Review the completed home from an independent perspective before closing, when installed systems and finishes can be observed together under the conditions available that day.

Time for a useful walkthrough

One inspection is scheduled per day. Join Derek for a walkthrough, ask questions, and discuss the observed conditions in plain language.

Most photo-rich digital reports arrive the same day. The documented findings can help you organize questions and follow up with the builder before closing.

What the Finished-Home Review Covers

Exterior, roofing, and site-facing features

Observe readily accessible exterior cladding, trim, windows, exterior doors, roofing, drainage features, and attached decks or porches, as applicable. Conditions hidden by finishes, landscaping, stored items, or unsafe access cannot be assessed.

Finished rooms and installed features

Review accessible interior surfaces, doors, windows, stairs, visible insulation and ventilation components, and installed kitchen appliances as applicable. The inspection records observed conditions; it is not a cosmetic punch-list or construction-management service.

Electrical and plumbing operation

Observe accessible electrical panels and visible components, and operate accessible switches, receptacles, fixtures, and plumbing fixtures using normal controls where safe and service is available. Components without power, water, access, or safe operating conditions are limited to what can be observed.

Heating, cooling, and other installed systems

Observe accessible heating and cooling equipment and related visible components, and operate systems using normal controls when conditions permit. The report notes items that do not appear to function as intended or that need further evaluation.

A visual, non-destructive inspection

The inspection is limited to readily visible and safely accessible installed systems and components. It does not open finished assemblies, determine code compliance, enforce municipal requirements, provide structural engineering analysis, or guarantee future performance.

New-Construction Inspection Questions

Plan a useful inspection before your builder walkthrough and closing.

Ask Derek a question
When should I schedule a finished new-construction inspection?

Schedule when the home is substantially complete and before the final walkthrough or closing. Coordinate with the builder for access, and ask that electricity, water, and applicable gas service be active so installed systems can be observed and operated when safe and appropriate.

Does this replace municipal inspections or guarantee the new home?

No. This is an independent general inspection of accessible conditions on the day of the visit. It does not replace required municipal or county inspections, determine code compliance, or guarantee that every issue will be found or that components will not fail in the future.

How is this different from a pre-drywall inspection?

A pre-drywall inspection occurs earlier, before insulation and drywall conceal framing and rough-in systems. This service is for a completed or substantially completed home, with attention on visible finished components and installed systems that can be observed or operated at the pre-closing stage.

When will I receive the report, and can I discuss it with my builder?

Most photo-rich digital reports are delivered the same day, and clients may attend a walkthrough to discuss the findings with Derek. You can use the report to guide a conversation with your builder; questions about corrections, completion, and scheduling remain matters to address directly with the builder.
