Know the home you’re choosing, before you make it yours
Buyer-focused North Carolina home inspections with detailed photo reports, practical walkthroughs, and careful attention to accessible systems.

A closer look.
A useful answer.
Residential inspections from $400Final quote depends on the property and selected services.
Buying a home means making a major decision with limited time to understand its condition. Royal Home Inspections, LLC provides buyer-first inspections across Greater Charlotte and Lake Norman, including Mooresville, Huntersville, Cornelius, Davidson, Denver, and Statesville. Lead inspector Derek holds North Carolina home inspector license #6010; the business carries Errors & Omissions and General Liability insurance.
Royal schedules one home inspection per day, typically spending three to four hours at the property and reserving five hours. Derek checks safely accessible outlets, switches, windows, and doors, and uses thermal imaging, moisture meters, and gas-detection equipment as inspection tools. When gas service is present, accessible exposed gas joints are evaluated. Recommendations for optional services are buyer-first and pressure-free.
Time and attention for one home
One inspection is scheduled each day, typically three to four hours on site, with five hours reserved. The schedule allows a methodical review rather than a quick pass between appointments.
Clear findings you can revisit
A photo-rich digital report explains observed conditions; most reports arrive the same day. Royal reports more than 100 five-star reviews.
A useful conversation, without pressure
Join Derek for a walkthrough, discuss findings, and ask questions. Optional services are explained without sales pressure.
What we look at.
And what it tells you.
Visible and accessible components
The inspection covers readily visible and safely accessible systems, including structure, roof, exterior, interior, electrical, plumbing, heating, cooling, and built-in appliances, as applicable. It describes conditions observed that day.
Careful component checks and tools
Safely accessible outlets, switches, windows, and doors are checked. Thermal imaging and moisture meters are inspection tools, not guarantees or substitutes for specialist evaluation.
Gas service and access limits
When gas service is present, accessible exposed gas joints are evaluated with gas-detection equipment. The inspection is visual and non-invasive; it does not involve opening concealed assemblies or destructive investigation. Items that are inaccessible or not inspected are noted with the applicable reason.
What the inspection is—and is not
An inspection is not technically exhaustive, a code-compliance determination, or a prediction that components will not fail. The report may recommend specialist evaluation when a condition needs deeper diagnosis.
How long does a buyer’s home inspection take?
Most inspections take about three to four hours, depending on the home's size, age, and condition. Five hours are reserved in the schedule.
When will I receive the report, and can I attend?
Most photo-rich digital reports are delivered the same day. Clients are welcome to join Derek toward the end for a walkthrough, questions, and a plain-language review of key findings.
What does a residential home inspection cost?
Residential home inspections start at $400. Contact Royal to discuss the property and confirm the inspection details.
