A closer look.
A useful answer.

A duplex, triplex, or four-unit property has more than one living space to consider. Royal Home Inspections, LLC inspects residential properties with two to four units across Greater Charlotte and Lake Norman, including Mooresville, Huntersville, Cornelius, Davidson, Denver, and Statesville. The inspection helps you understand observed conditions in the agreed scope.

Lead inspector Derek holds North Carolina home inspector license #6010; Royal carries Errors & Omissions and General Liability coverage. The company schedules one home inspection per day. Standard inspections generally take three to four hours, with five hours reserved, though unit count, condition, and access affect timing. Join the end-of-inspection walkthrough to discuss findings. Reports include photos and explanations, and most arrive the same day.

Time devoted to your property

One home inspection per day gives Derek time to focus on your property. The walkthrough explains findings without pressure to buy optional services.

Documented, understandable findings

Photo-rich digital reports describe observed conditions, and most arrive the same day. Thermal, moisture, and gas-detection tools support the inspection; they are not standalone services or guarantees that hidden defects will be found.

Buyer-first guidance

Ask questions during the walkthrough and discuss possible next steps without a high-pressure sales pitch. Royal advertises more than 100 five-star reviews.

What we look at.
And what it tells you.

Visible building components

Within the agreed scope, the inspector reviews visible, accessible roofing, exterior, foundation, structural, interior, and attic components. Safety and access may limit observations.

Installed systems

Applicable accessible electrical, plumbing, heating, and cooling components are evaluated. Safely accessible outlets, switches, windows, and doors are checked. With gas service, exposed accessible gas joints are evaluated using a detector.

Unit and common-area access

Confirm which units and shared areas are included and arrange access. Locked, obstructed, or otherwise inaccessible spaces may not be evaluated; findings reflect conditions seen that day.

Visual, non-destructive evaluation

This is not a destructive investigation: finished walls, fixed finishes, and systems are not dismantled to search for concealed conditions. Thermal and moisture tools can help assess indicated areas, but cannot establish every hidden surface's condition.

It covers visible, accessible components specified in the agreement, including applicable major components and installed systems. Confirm included units and shared areas; concealed or inaccessible conditions are outside a visual inspection.

How long does the inspection take, and when will I receive the report?

Standard inspections generally take three to four hours, with five hours reserved. A multi-unit property's size, condition, and access affect timing. Most photo-rich reports arrive the same day.
