PRE-DRYWALL INSPECTIONS
A careful look before the walls close in
Review accessible framing and rough-ins before drywall covers them, with detailed photos and a client walkthrough from Royal Home Inspections.

A closer look.
A useful answer.
A pre-drywall inspection lets buyers review visible construction before insulation and drywall conceal it. Royal evaluates accessible framing and installed rough-ins while the home is under construction. Schedule after the foundation, frame, roof, windows and exterior doors, and key rough-in systems are installed, but before the walls are closed.
Lead inspector Derek typically spends three to four hours on site, with five hours reserved and one home inspection scheduled per day. The photo-rich digital report is typically ready the same day. Clients may attend a walkthrough to discuss findings. Royal serves Greater Charlotte and Lake Norman, including Mooresville, Huntersville, Cornelius, Davidson, Denver and Statesville, with a buyer-first, no-pressure approach.
Review work while it is exposed
Review framing and rough-ins before they are covered. The inspection focuses on conditions visible and safely accessible on the day of the visit.
Understand the findings
Photos and clear explanations connect report notes to observed areas. During a walkthrough, ask questions and discuss items that may need follow-up.
Make informed next-step decisions
Use the independent findings to talk with your builder or a trade professional. Recommendations are educational, with no pressure to buy add-ons and no promise every issue will be found.
What we look at.
And what it tells you.
Visible structure and framing
Review accessible foundation components, floor and wall framing, roof structure, sheathing, connections and bracing. This general inspection is not an engineering assessment of structural capacity.
Exterior openings and surfaces
Observe accessible sheathing, weather barrier, windows, exterior doors, visible flashing and installed porch, deck or garage framing. Hidden or blocked conditions are outside the visual review.
Installed rough-in systems
Review visible electrical wiring and boxes, plumbing pipes, installed gas piping, and accessible HVAC equipment or ductwork. Final fixtures, appliances and system performance may not yet be testable.
A limited, non-destructive inspection
Only installed, visible and readily accessible components are reviewed. The inspection is non-destructive, cannot assess concealed conditions, and does not replace municipal or other required code inspections.

This is an example report, not a promise of findings for your property. When should a pre-drywall inspection be scheduled?
Schedule after the foundation, framing, roof, windows, exterior doors and rough-ins are installed, but before insulation and drywall. Coordinate access with the builder.
Can the inspector see every part of the home’s construction?
No. It covers safely accessible installed components visible that day. Concealed, obstructed or not-yet-installed items cannot be assessed.
Does this inspection replace the town or county building inspection?
No. This is a separate general visual evaluation, does not determine code compliance and is not a substitute for required municipal or county inspections.
